What You Will Do :
We are seeking a skilled and proactive Maintenance Supervisor who will oversee the day to day maintenance operations of the assigned residential and/or commercial properties. This role will ensure that all building systems, grounds, and units are maintained to company standards, safety standards and residents satisfaction. The supervisor will lead a team of maintenance technicians and coordinate with vendors and contractors to deliver timely and cost effective solutions.

Key Responsibilities

  • Team Leadership & Supervision
  • • Supervise, train and schedule maintenance staff
  • Conduct performance evaluations and provide coaching and development.
  • Ensure compliance with company policies and safety standards.
  • Maintenance Operations
  • • Oversee preventative maintenance programs for HVAC, plumbing, electrical and other building systems of the assigned properties
  • Respond to and prioritize work orders and emergency repairs.
  • Inspect properties regularly to identify maintenance needs and ensure quality standards.
  • Vendor and Contractor Coordination
  • • Source, schedule and supervise external contractors for repairs.
  • Review invoices and ensure work is completed satisfactorily.
  • Inventory and Budget Management
  • • Maintain inventory of tools, equipment and supplies.
  • Assist in preparing and managing maintenance budgets for the assigned properties.
  • Monitor expenses and identify cost-saving opportunities.
  • Compliance & Safety
  • • Ensure properties comply with local building codes, fire safety regulations and environmental standards.
  • Maintain accurate records of inspections, repairs and maintenance activities.
  • Work closely with Property Maintenance Manager on property maintenance initiatives and future development planning.
  • Perform other duties as assigned.

WHAT YOU WILL BRING:

  • Proven experience in property maintenance or facilities management (3+ years preferred).
  • Strong leadership and team management skills.
  • Technical knowledge of building systems (HVAC, plumbing, electrical, carpentry).
  • Ability to read blueprints and technical manuals.
  • Excellent problem-solving and communication skills.
  • Proficiency with maintenance software or work order systems and MS Office (Word, PowerPoint, Excel, etc.)
  • Familiarity with property management software (YARDI) considered an asset.
  • Valid driver's license and ability to travel between properties as needed.

Preferred Certifications:
• Building Operator Certification (BOC)

  • HVAC Certification
  • WHMIS / First Aid / Fall Protection
  • Trade licenses (e.g., electrician, plumber) are an asset

Working Conditions:
• On-call availability for emergencies.

  • Physical demands include lifting, climbing, and working in various weather conditions.
  • May require occasional evening or weekend work.
