The Mech Facilities Manager manages the refrigeration & HVAC Services budgets for BJ's Wholesale Club and develops and implements strategies to reduce expenses and improve the facilities.
Major Tasks, Responsibilities, and Key Accountabilities
- Develops strategies to effectively maintain the refrigeration systems and reduce energy consumption within the stated budget and implements programs so the company can achieve corporate objectives.
- Prepares capital and expense budgets and justifies the requests to the budget department for refrigeration needs.
- Tracks and reports on capital and expense spending and prepares justifications for results.
- Provides functional guidance to the Construction and Design Departments to improve the efficiencies of selected systems.
- Conducts on site visits for new club punch-lists and existing club walk-throughs. Provides feedback to Construction and Design Departments on how to reduce the lifetime costs of our assets.
- Select trustworthy, qualified vendors, who will diagnose the problems correctly, communicate the issues, gain approval to proceed, and fix the problem in the most cost efficient manner.
- Verify the quality of the work performed and the value of the service provided by inspecting some of the work performed and comparing billing data. Meet with the vendor to provide feedback.
- Minimize the amount of food loss by keeping items to their recommended storage temperature.
- Provide a comfortable atmosphere for Team Members and Members (within the restrictions imposed by the equipment provided) by controlling temperature and humidity.
- Recommend, test, gain approval, and implement capital improvements to efficiently provide controlled environments.
- Manage and direct the actions of your direct reports to achieve goals and to follow company policy.
- Designs, develops and implements building, equipment, and systems programs to achieve company objectives in regards to heating, cooling, and refrigeration while controlling expenses.
- Provides input to the prototype design.
- Develops preventative maintenance programs to extend the life of systems and the facility.
- Oversees the department objectives to roll out new programs as they relate to the comfort systems and food quality and refrigeration requirements for the chain.
- Develops procedures for how to maintain facilities, systems, and equipment.
- Researches and implements energy initiatives to reduce refrigeration & HVAC expenses and energy expenses.
Qualifications
- 5 years supermarket experience; 5 years in building refrigeration maintenance management
- This position interacts with other departments throughout the company as plans and objectives are tested and implemented.
- Keeps tabs on industry trends and government regulations and provides feedback to Facilities Services, Construction, and Design Departments.
- Knowledge of refrigeration principles, Montreal Protocol, Clean Air Act, energy policy, maintenance procedures, equipment design, and refrigeration, electrical, and mechanical design principles.
