Overview: The Maintenance team lead shares the responsibility for the overall operation, maintenance, reliability, and performance of building systems with a primary focus on Mechanical, Electrical, and Plumbing (MEP) infrastructure. This position oversees preventive maintenance programs, regulatory compliance, and emergency response activities to ensure the safe, efficient, and uninterrupted operation of facilities. The ideal candidate possesses extensive hands-on and some team leading experience with complex commercial building systems and can help lead maintenance personnel and contractor as needed.
Essential Duties and Responsibilities Mechanical Systems Manage maintenance, and repair of HVAC systems including: Chillers Cooling towers Air handling units (AHUs) Variable air volume (VAV) systems Pumps Building automation systems (BAS/BMS) Complete and log preventive maintenance programs Troubleshoot complex HVAC and mechanical system failures Review mechanical drawings Help coordinate major equipment replacements and system upgrades
Electrical Systems Medium and low voltage electrical distribution systems Emergency generators Automatic transfer switches (ATS) Lighting and lighting control systems Help lead response efforts during power outages and emergency events
Plumbing and Utility Systems Manage domestic water, sanitary, stormwater, and specialty plumbing systems Help oversee water treatment programs and backflow prevention compliance Monitor and maintain pumps, water heaters, pressure-reducing stations, and related infrastructure Ensure plumbing systems operate in compliance with local codes and regulations Fire Life Safety Systems Fire alarm systems Sprinkler systems Fire pumps Emergency lighting Smoke control systems Help coordinate regulatory inspections and corrective actions.
Building Automation & Controls Help Manage Building Automation Systems (BAS/BMS) Help coordinate controls upgrades, programming modifications, and system integrations
Maintenance & Reliability Properly maintain comprehensive preventive, predictive, and corrective maintenance programs and documentation for compliance Utilize CMMS software to track work orders, maintenance history, equipment performance, and asset lifecycle management Keep and maintain accurate asset inventories, supplies and equipment documentation
Leadership & Team Management Help lead maintenance technicians Help provide technical leadership and mentorship Help establish staffing plans and on-call coverage schedules Contribute to culture of safety, accountability, and continuous improvement Requirements Trade school trained and a minimum of 5 years of experience in building operations experience or equivalent combination of education and experience Must take on-call shift rotation for after-hours and weekends emergencies (shared with others) Appropriate license/permit for trade is preferred, i.e. Journeyman or Electrician License or City Licenses, such as Refrigeration Certificate, High Pressure Boiler License, High Pressure Steam Operator, etc. Experience with repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, plumbing and electrical Basic skills with Microsoft Office Outlook, Word and Excel Ability to understand and give general instructions in standard situations Must effectively present information to teammates, leadership, and tenants Stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device Lift and carry objects of up to 50 pounds for distances of up to 30 feet May be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments) Climb ladders and stair
Job Type:
Full-time, in person Pay Range:
