Project Manager / Contracts Manager Limerick City Centre €100,000 - €125,000 + Benefits (negotiable) A leading residential property developer operating across Ireland and Europe is seeking an experienced Project Manager / Contracts Manager to take ownership of a major residential development in Limerick. This is a senior appointment offering genuine autonomy, direct influence over project delivery, and the opportunity to work in a developer-led environment where decision-making is fast, streamlined, and commercially focused. If you are a strong Project Manager looking for a genuine step up, this role offers a clear pathway into a Contracts Manager position with full ownership and long-term progression. The Role This is a senior-level position suited to an experienced Project Manager with strong residential delivery experience, ideally in apartment or multi-unit schemes. You will act as the number one on site, managing the Site Manager and wider site team while reporting directly into senior leadership. Unlike a traditional contractor role, this position offers broader exposure to commercial decision-making, design coordination, and overall project strategy within a developer-led structure. Key Responsibilities: Full responsibility for project delivery (time, cost, quality) Lead and manage the Site Manager and wider site team Oversee programme development, sequencing, and progress tracking Monitor budgets and commercial performance in coordination with QS support Manage design team coordination and consultant interfaces Drive risk management and mitigation strategies Liaise with stakeholders including local authorities and utilities where required Ensure compliance with Irish building regulations and H&S standards Report progress directly to senior management Lead project through to successful completion and handover Candidate Profile: Proven experience in construction project management Strong track record delivering residential / apartment schemes (essential) Excellent commercial awareness and programme management skills Ability to lead teams and take full project ownership Degree-qualified in Construction Management, Engineering, or related discipline This is a rare opportunity in the Limerick market to step into a senior developer-side role with strong salary potential, long-term pipeline visibility, and significant autonomy on delivery.
