Summary/objective
The Land Development Project Manager will assist in the oversight of Pahlisch Home's land development projects in the region. This position will be responsible for the preparation and coordination of all technical and financial activities on assigned projects.

Oversee construction site management for all projects
Obtain and approve job bids and contractsEstablish, maintain and oversee project budgetsCoordinate with the Project Engineer on planning layouts and tentative plansCoordinate with the Pahlisch Homes Land Development, Production and Marketing Teams on desired product type, community amenities and layouts for projectsCoordinate/Review/Approve Land Development and Production job and project schedulesAttend community planning sessions, government affairs council meetings, and neighborhood meetings for Pahlisch Homes projects or other areas of interestOrder phase 1 environmental and geotech reports for all Land Development projectsCoordinate geotech sign-off on all lots prior to plat recordingOrder traffic studies on land development projectsPresentations before council/planningCoordinate with production development matrix for each projectPrepare land use memo for ProductionReview engineering plans for accuracy and improvementsCoordinate lot details with Production (driveways, grading, utilities, etc.)Facilitate and review plats for accuracy/improvementReview and approve site development invoicesAssist Production with permitting and building issuesManage landscape installation for Land DevelopmentPrepare mass Land Development schedule overview on a quarterly basis
Qualifications
Bachelor's Degree in Construction Management or equivalent experience preferred3+ years related experience in managing development for new communities preferredMust be able to read construction documents, surveys and technical reports to maintain quality control and oversee all aspects of construction including underground utilities, paving, grading and drainage systemsHomebuilder experience a plusExcellent organizational and multi-tasking skills with the ability to take direction and design input from othersProficient in Microsoft Word, Excel and OutlookStrong background in project planningStrong leadership, organizational project management, and budgeting skillsExcellent oral and written communication skills with the ability to explain complex issues to others in layman termsProfessional demeanorCreative, Innovative, Team Player, Dependable

Work environment
This job operates in a professional office environment and may be required to meet with vendors and trades on site. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Must be able to drive a vehicle to meetings.
Physical demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. This position must be able to remain in a stationary position 75% of the time. The person in this position needs to occasionally move about the office to access file cabinets, copiers, scanners, etc. The person in this position constantly operates a computer. This position must be able to frequently communicate with vendors and colleagues via email and phone.
