  • Ability to troubleshoot and think critically under pressure.
  • Fitness to lift 50+ lbs and navigate stairs daily.
  • Possession of standard tools, a valid license, and a reliable vehicle.

Required Qualifications and Skills for Service Technicians:

  • Proven ability to manage apartment turnovers efficiently, targeting completion within a five-day window.
  • Skilled in diagnosing and resolving plumbing issues rapidly.
  • Proficiency in drywall and plaster repair, alongside high-quality painting with a focus on detail.
  • Technical experience in lock replacement and general property groundskeeping to uphold curb appeal.
  • Strong interpersonal communication and customer service skills, coupled with a proactive, "can-do" mindset.
  • Capacity for critical thinking and effective decision-making in various maintenance scenarios.
  • Physical stamina to walk stairs and lift weights exceeding 50 lbs on a daily basis.
  • Requirement to possess essential tools and a reliable vehicle, supported by a clean driving record and valid license.
  • A collaborative spirit and desire to contribute to a professional team environment.

Primary Responsibilities of the Role:

  • Conduct routine property inspections and maintain overall site cleanliness and order.
  • Execute light repairs across multiple trades, including HVAC, electrical, appliance, plumbing, and carpentry.
  • Coordinate and complete the preparation of vacant units for new residents within 5 days.
  • Manage inventory, procurement of maintenance supplies, and professional vendor relations.
  • Address resident service requests promptly, aiming for a 24-hour response time.
  • Participate in an on-call rotation to manage emergency maintenance needs after hours and on weekends.
  • Prioritize property safety and hazardous condition resolution through diligent oversight.
  • Administer work orders and budgets effectively while seeking cost-saving improvements.
  • Maintain an ownership mentality while performing diverse technician and groundskeeping duties.
