Role and Objectives:
The Modular Estimator is responsible for leading preconstruction estimating activities for modular building projects. This role supports the Project Manager and cross‑functional teams by preparing accurate cost estimates, budgets, and tender submissions for modular projects. The Modular Estimator reviews construction drawings, coordinates with suppliers and designers, performs detailed quantity takeoffs, and ensures proposals are aligned with modular design principles, build capabilities, and project feasibility.
Responsibilities:
Technical Estimating & Quantity Takeoffs
Review architectural, structural, and MEP drawings to interpret modular scope, design intent, and interface requirements.
Build modular layouts, module breakdowns, and conceptual models to support estimating and pricing.
Prepare detailed quantity takeoffs for modular components, including framing systems, interior finishes, building envelope, MEP-in-module scopes, and onsite scopes such as craning and foundations.
Develop budgets using preliminary and conceptual design documents, ensuring alignment with modular building standards and manufacturing constraints.
Preconstruction Coordination
Attend design-assist meetings with internal teams, clients, and consultants to provide costing feedback and improve constructability.
Identify opportunities for design optimization, standardized components, or modular efficiencies to improve pricing and reduce project risks.
Review all tender requirements, bid documents, and addendums to ensure alignment with proposed scope and identify pricing impacts.
Supplier, Manufacturing & Market Coordination
Solicit and analyze pricing from suppliers, trades, and vendors for modular components and onsite installation scopes.
Develop a strong understanding of modular products, materials, and transportation logistics
Coordinate with teams to understand production capabilities, scheduling, and material availability.
Proposal & Documentation Preparation
Prepare complete and compliant proposals, including pricing sheets, clarifications, assumptions, exclusions, and scope breakdowns.
Develop tender packages and support the Project Manager in assembling final bid submissions.
Track and follow up on quoted work; maintain an organized database of historical pricing and estimate assumptions.
Assess whether opportunities align with business priorities and manufacturing capacity.
Scope Review & Risk Management
Flag design issues, missing information, or constructability concerns early in the preconstruction process.
Review changes, addendums, and client revisions to determine cost and schedule impacts.
Identify project risks related to logistics, sequencing, factory throughput, and onsite installation.
Other Duties
Understand and comply with all company policies, procedures, and safety expectations.
Support continuous improvement of the estimating process and modular costing tools.
Perform other duties as assigned or required.
Requirements:
Education:
High school diploma or equivalent.
Diploma or certificate in construction technology, architectural technology, engineering technology, drafting, or a related field is an asset.
Experience:
Experience in estimating, modular construction, prefabrication, commercial construction, or a related field.
Experience with CADwork, Rhino, Revit, or other 3D design software.
Skills & Knowledge:
Ability to read and interpret architectural and structural drawings.
Ability to multi-task and prioritize to meet deadlines.
Working knowledge of Microsoft Office programs, Excel, Project, and estimate takeoff software such as Onscreen Takeoff or Bluebeam.
Strong analytical, organizational, and communication skills.
Ability to work collaboratively with cross-functional teams in a fast-paced environment.
Working Conditions:
Overtime as required.
Very occasional exposure to dust, noise, and fumes if entering production facility.
Use of Personal Protective Equipment may be required – when entering production facility, for example. (PPE may include hard-hat, safety boots, etc.)
Desk work, with interruptions and an expectation of ability to refocus quickly.
Compensation Package:
Salary: $71, $89, Dependent on experience)
Schedule: Monday – Friday.
